Terrible and unacceptable experience with this company
I am a leaseholder at a new-build development managed by Rosetree Estates (appointed by Weston Homes), and my experience over the past 18+ months has been extremely disappointing.
This is not about isolated issues — in my experience it reflects a consistent pattern of poor management, lack of accountability, and failure to deliver the standards expected of a managing agent.
Communal cleaning and estate maintenance have repeatedly fallen below an acceptable level. Areas such as stairwells, the rubbish room, and wider grounds have often been left in poor condition for extended periods, despite residents raising concerns on multiple occasions. This is particularly concerning given that leaseholders are being charged for what is presented as a full day of cleaning, yet the time spent on site appears to be significantly less. This disconnect between cost and delivery raises questions around oversight and value for money.
The rubbish room is not only poorly maintained but also has visible defects (including gaps requiring remediation), which appear to remain unresolved. This suggests a lack of coordination between management and developer responsibilities.
More broadly, there have been ongoing issues across the development, including flooding in the basement/garage, persistent leaks, and delays in completing remedial works (for example, flooring removed following flooding that has not yet been reinstated). These matters have, in my experience, taken a considerable time to progress without clear communication or resolution.
As managing agent, Rosetree’s role should be to coordinate with Weston Homes and keep leaseholders informed. In practice, this has often felt unclear, with responsibility appearing to move between parties and residents needing to follow up repeatedly.
Financial transparency is also a concern. Service charges increased by approximately 20% within the first six months, yet it has been difficult to obtain clear explanations of how costs are calculated, allocated, and monitored. Changes to cost allocation across phases appear to have impacted some residents more than others, which raises further questions around fairness and consistency.
Perhaps most concerning has been the handling of formal complaints. Despite following the process and providing detailed correspondence, responses have, in my experience, been delayed or lacking in detail, making it difficult to understand the status of issues or next steps.
After more than a year of attempting to resolve these matters directly, I have now felt the need to escalate some issues through external channels, including the Property Ombudsman and other relevant bodies.
Overall, the experience has been frustrating and time-consuming, and based on this experience I would advise others to carefully consider this when assessing managing agents.
It has also significantly reduced my confidence in Rosetree Estates’ ability to manage the development effectively, and I would support a review of the current management arrangements should that opportunity arise.
