Moda Mortgaes is fantastic. I have around 5 BTL mortgages with Moda . In first time they do ask too many questions but after that rest of properties it’s very smooth .
Rates are very good for 2 years for Limited company

Excellent experience. Moda is ever ready to advance mortgage, only waiting for the Solicitors to do their job. As soon as this is done and everything is okay, bang! You have the money to purchase your property.

These guys started off well but have lost their way as they picked up business. I am a Landlord with 25 years experience so know what I am talking about. They have new underwriters who don't know their own criteria for lending and go on "feelings" rather than information. I have case where I have just had to go to a bridge loan as they have take 10 weeks and counting to underwrite it. That's lost fees on application, valuation, legals and not to mention now the big costs of a bridge. No refusal and no request for further information - just "we are reviewing" and we don't know why it doesn't work. Just no idea what they are doing. I would avoid if you are a landlord or broker. They won't last.

Whenever I call this lender to place cases, I find they are helpful trying to assist you in placing the case.

Avoid this company at all costs! They are rip off merchants! They use Gateway Surveyors who have absolutely no clue about the London market and property values They sent some clueless surveyor from outside of London who didn't have any idea about what he was surveying and its value. Their terms state that will offer mortgages for HMOs. When the clueless Gateway surveyor turned up to value my 2 flats in one block in CENTRAL London, he claimed that the property containing 2 flats of high quality finishings and spec, both receiving excellent rental yields above the market average, was unmortgageable and further that that Moda do not accept HMOs even though Moda state that they do!

Totally unprofessional company run by inexperienced staff employing inexperienced,unknowledgeable and clueless surveyors Gateway.

They refused to refund the application fee even though they had no intention of considering financing my high value property in central London.

Don't waste a single penny of your money with these amateurs!

Absolute Rubbish! I can't agree with Amanda more.
I have attempted to arrange two mortgages with this company and both times they used Gateway Surveyors who have obviously been instructed to down value the properties by 15 - 20%. I know this because the second property had recently been valued by TWO other surveyors (Connells and Countrywide) at 20% more, and the valuation on the first property was ridiculously low. Unless you have a lot of time and fee money to waste, avoid them like the plague.

Ridiculously high arrangement fee of 5.5%
Interest rate was ok but nothing great
Valuar down valued the house in spite of comparables
Valuar down valued the rental income in spite of there being a tenancy agreement in place and proven rental income well over his valuation for over many years.
Moda insisted on using only their recognised solicitors to do the conveyancing and also insisted on searches being done on the re mortgage in spite of me already owning the house for 15 years.

I submitted my first case with Moda Mortgages and I didn't know what to expect as they are new to market. I received a quick and efficient service and will be using Moda Mortgages again. Thanks James Beaulieu
