My Candid Lofty.AI Experience

If you're considering investing on Lofty.AI, here is what I wish someone had told me bluntly before I did.

Property prices are volatile and opaque. At one point, every property I examined showed a value of USD 1.00 with zero explanation from the platform. Always review the full long-term price history of any property before committing a single dollar.

New properties carry serious hidden risk. There are many accounts of property owners submitting paperwork claiming everything is in order — only for investors to later discover unpaid utilities, bankruptcies, or active legal disputes. Do your homework. The Lofty.AI Discord servers, organized by individual property, are your best due diligence tool. The other token holders will generally tell you the real story, though fair warning — those channels can get lively.

Ignore the projected yields entirely. I made the mistake of trusting them. All three properties I invested in not only failed to hit their projections — they collapsed in value due to property-specific drama. Treat projected yields as marketing, not forecasting.

Fees will erode you. Budget for at least a 3% fee on every sale, a 1–2% withdrawal fee to PayPal, and additional slippage when selling on the open market. Before you invest a cent, get a complete, itemized list of every fee, expense, and deduction from Lofty directly. Don't assume.

Withdrawal - It took me 10 calendar days and a 4 emails to get my funds via PayPal. Maybe the emails weren't necessary but when I didn't hear anything I felt I had to understand.

Tax season is a headache. The year-end tax documents are voluminous and complex. Factor in the time and potential cost of a tax professional if you go this route.

Bottom line: I have no doubt some people profit on Lofty — particularly the property owners but I was not one of them and maybe that's just my ignorance, if so fair enough I paid the price for that. I don't wish Lofty ill will in any way but it is a complicated place to invest and I think takes a particular type of dedicated, curious, and very active investor.
I hope this helps and I hope Lofty can find a way to make it work for everyone.

Hi there, thank you for your feedback. As discussed with our team, you had mentioned that you did not fully understand how the platform worked at the time you invested, and that your purchases were made in short-term rental properties during their peak season.

Short-term rentals can be highly seasonal. For example, a property in Vermont may generate the majority of its cash flow during the winter months. Because of this, share prices often reflect that seasonality. Purchasing during peak winter performance, when rental yield is elevated, can result in a higher share price, while selling during the summer months may lead to a lower price due to reduced cash flow. That seasonal fluctuation is expected behavior for this type of asset. For investors looking for less price volatility, long-term rentals are often a better fit.

We also offer multiple withdrawal options, and there is no requirement to use any specific one. As you know, proceeds from selling shares can also be sent directly to an exchange for cash out if that is your preference.

Regarding taxes, we provide 1099 forms that accurately report both income distributions and any capital gains from share sales. Many investors prefer this structure over K-1s because it consolidates reporting into a single 1099 across all properties, rather than receiving a separate K-1 for each individual property.

New trackers, new data, the possibility to get back the stolen that were previously stolen.

But: Beware of the drop down prices of the property once sold or once there are no more rent.

On the other side a big part of the chose property are solid, detailed and really on the real estate market.

So if think the platform is doing their best to improve.

Customer service is still very slow but improving too.

Les propriétés ont l'air de très bonne qualité mais les frais généraux au moment de l'achat rendent l'investissement à peine rentable après une année. Comme sur tous les LLC de ce type, si les tokens diminuent, la perte peut être notable, mais c'est le jeu. A noter, Lofty retranche 30 % à tous vos transferts au titre des impôts à la source. En revanche, si vous avez comme moi le malheur de passer un ordre d'achat qui est bloqué 90 jours sans pouvoir être annulé et que la propriété est rachetée dans son ensemble, vous allez ramer pour récupérer votre argent. J'y suis parvenu mais que d'efforts pour cela !
Quant au service client, leurs réponses n'ont que pour vocation à vous faire patienter en vain.
Une expérience décevante et je mets ainsi en garde tous ceux qui auraient envie de la tenter.

DAO Ownership Errors/Bugs in Software

Update 4/16/26: Unfortunately, my issue has still not been resolved. I have emailed twice with Jerry in the last 24 hours, and while he acknowledges I am eligible to be unbanned from the Discord, his last response to why he won't take one minute of his time to make that happen was: "Because there are other things that I must do with higher priority that can also take me 1 min, so they take precedent." It also appears that he is treating me differently because I don't own as much as other investors. It is unfortunate that he is treating me like this, and I hope that it isn't happening to other users also.

Update 3/10/26: As of this date, Jerry, the CEO has yet to respond to my emails requesting to be re-added to the Discord. At this point in time, it appears that he was lying about the “issues” with my account as well as letting me back into the discord. It appears that it was all an excuse to kick me out and not allow me back into the server.

Update 2/20/26: I finally heard back from the CEO and he let me know that my account had been cleared of any issues. He indicated that if I repurchased a token, he would re-admit me to the Discord. He emailed me on 2/6/26 and I let him know I was eligible and requesting to be re-admitted on 2/7/26. I sent a follow-up email on 2/12 and 2/19, however, have not heard anything back thus far. We are now nearing the 4 month mark to get this very simple issue resolved.

Update 1/29/26: it has been nearly 3 months of waiting for Lofty to investigate the internal issues that they have said is associated with my account. The last correspondence I had with them, they said they were “getting close” to my ticket. However, I continue to wait for them to tell me my account is ok to utilize.

Update 12/9/25: another 2 weeks have passed and I am being advised not to make any transactions on their platform, because "we think there might be some weird account issue, specific to your account or maybe a wider issue to Lofty". I was informed that there are 30 tickets in their TODO list, which I am not included in, and I am "near the top" in the UPCOMING list. I continue to receive non-responses as to why it is necessary to keep me removed from the Discord server.

Update 11/26/25: it has been 4 weeks and Lofty has not yet addressed this issue. I have not received any updates of my “support ticket”. They only tell me that they respond to issues in “sequential order based on when it is made”. This means that their ticket backlog is > 1 month. However, the CEO has confirmed that I do own tokens, however, also tells me that my issue is not a priority for them.

I have been an active investor with Lofty.ai for a little more than a year now. Recently, I was removed from their Discord server, which DAO members use to provide real-time updates for properties and talk through potential governance proposals. When I was removed from the Discord server, I emailed the CEO, Jerry, to figure out what was going on. After quite a bit of back and forth, he let me know that he looked at my account and their database showed that I did not own any Lofty assets, however, he did look at the blockchain and saw my account did own DAO assets. He indicated his team was busy with other matters that were much more important than mine and he had no timeline on when this would be resolved, but also indicated that he would not add me back to the Discord until his team finished their bug fix. The way this entire situation has been handled is very concerning, especially if there is a software bug that affects the accounting integrity of their internal database of DAO ownership. It is TBD whether this is a systemic issue or a bug isolated to just me, but concerning nonetheless. Unfortunately, there has been an unwillingness over the last 10 days to escalate this as a priority item.

My governance proposals are no longer being ignored.

Jerry has been working on the operating reserve inconsistencies

Fees just got reduced

I have been shown a workaround to their impossibility of withdrawals in the use of coinbase (had to create a coinbase account)

Only major complaints remaining are:
1) zero transparency on lofty held operating reserve funds, which Jerry has promised to resolve by end of the year
2) still highly doubting tax forms will be anything less than an abomination that makes my accountant attempt to Luigi me

"Website doesn't display correct/accurate information.

Doing due diligence requires spending every waking moment in the discord, and even then it's really still impossible to know the financials on any property

Tax forms are beyond awful (luckily you will be losing money so it's not really an issue 😉)

Management doesn't even attempt to stop scammers from listing properties, stealing deeds, paying their friends to do fake appraisals."

They keep your money after logging you out of your account

I had my account with lofty with money in it. At some point I got busy with life and stopped checking it. Now I try to log in, it says my password is not correct. So I clicked forgot to reset it, it says it’s reset, and still doesn’t let me log in. Now it’s asking for a code from an authenticator app, which I never set up. Or a backup code that I was never given. Have tried to contact support and no one responds. So now I can’t even take my money out. Beware, don’t “invest” your money on this app unless you feel generous and want to give it to them.

Lofty is just a marketplace with no real protections for buyers. A property may have an inspection report that passes with flying colors when it gets listed on the marketplace but once someone else takes over and another inspection report is done, the property has multiple issues that need to be fixed. Property data isn't always up to date on the website so it can be hard to make informed investing decisions.

Lofty does not own or endorse the properties on our marketplace—investors conduct their own due diligence and make investment decisions based on their risk tolerance. Additionally, property owners can propose a vote to change property managers at any time, and this has occurred multiple times in the past.

If I'm being honest though, a 2 star review saying "scam + do not respect applicable laws" is quite suspect, as we've had competitors leave vague reviews like this in the past to try and tarnish our reputation.

I just want to also make sure this review is meant for Lofty.ai, and not other websites using the Lofty name, as this happens quite often as well.

Poor User Experience

I'm struggling to even begin this review. Perhaps I should use AI to write it, similar to how Lofty AI handles their help tickets.

Lofty AI's homepage boasts, "Buy and sell real estate as effortlessly as trading a share of TSLA." This is a blatant misrepresentation. I've traded stocks and invested in other real estate, and this platform is nowhere near as simple as buying a share of Tesla. It's incredibly deceptive.

As other reviewers have noted, withdrawing funds is a major hurdle. I've personally experienced this: I've contacted support, yet my money remains inaccessible.

I would strongly recommend exploring alternative platforms.

Initially, I was optimistic about Lofty AI and its concept. However, my experience has steadily declined over time.

I anticipate a response from Lofty to this review—ironically, this response will likely be faster than their actual chat support.

When I first invested, I had high hopes and believed this would be a valuable way to diversify my portfolio. Now, I feel compelled to issue a strong buyer beware.

I spoke with our support team, and it appears you were attempting to withdraw funds before you actually sold your property on the marketplace. Like with stocks, you would need to actually sell the stocks before you're able to withdraw your funds.

On Lofty, your fractions can be listed for sale anytime by clicking the "Sell" button on the respective property pages. Once your fractions are sold, you're then able to withdraw the funds (USDC) directly to the bank account as USD via our platform, or you can send the funds to Coinbase or another exchange.

I'd be happy to walk you through this exact process, so please don't hesitate to reach out to me at max@lofty.ai anytime.

Sounds like a great idea! What a terrible investment!

Great idea for the platform owners, they probably make great money. The investors like me however, not so much.
They make it easy to invest and buy property tokens. However, selling those tokens for even close to what you paid is a challenge. I purchased most tokens for $50, I sold my last batch for $21, for a whopping 58% loss. All properties I invested in are very poorly run and mostly post losses, not profits. Then pulling your money out of the platform was another major challenge. I contacted support for months and they pointed me to a complicated process that did not work. Finally, a random user on the platform helped me move my money out through crypto wallets.
I truly regret ever investing in this platform.

Hi there, thank you for your review. To clear up any confusion, property tokens can be listed for sale on the marketplace anytime, there is no lock-up period.

For most properties, property tokens can be sold instantly without having to match with a counterparty via our automated market making service. Simply choose the "market" order option, and you can sell your tokens instantly at the market price.

It's important to note that Lofty is not a fund. We do not purchase properties, flip them, and then sell them on our website to users.

Instead, we are a marketplace like Airbnb, eBay, or Amazon.

The Lofty marketplace consists of buyers (token investors) and third party sellers (people who want to sell their properties).

Because Lofty is a peer-to-peer marketplace, we do not recommend investments. Instead, we provide as much due diligence material as possible so investors can invest based on their own risk tolerance. This due diligence material includes inspection reports, appraisals, title reports, rent rolls, P&L's, and much more.

Regarding having issues pulling your money out of the platform, we have not received this feedback before because there is a "Withdraw" button you can click that lets you send funds directly from your Lofty account to your bank account. This button is front-and-center and prominent in your Lofty account page, and it takes less than a few minutes to withdraw your funds.

You do not have to use our "Withdraw" feature, as there are plenty of other ways to withdraw your funds. You can also choose to send the USDC you receive from selling property tokens to Coinbase or other exchanges. We have more information on this in our Learning Center, and our support team is available anytime to answer your questions.

Platform is incredible

Platform is incredible. Makes buying and selling fractional real estate as easy as buying a share of stock. Have absolutely no complaints, constantly adding new features. Some of the upcoming plans are amazing. Support is good, only problems I have had thus far was a UI display error. Support promptly fixed the issue. If you have ever wanted to invest on real estate, but could not risk the amount needed this is for you.
