So! A little update on my previous review. I noticed Rachel Howard offered her mobile number on an earlier review. I paid a £540 deposit for a garage i never got access to, ive messaged her twice, radio silence and emailed their info address which she also provided, nothing! I looked at her LinkedIn profile and 27 followers! Now if you're a business owner and run a "successful" enterprise people would be all over you on LinkedIn! The whole company is a sham! Please don't ever engage them for any work OR more importantly pay them a penny of your hard earned money, you'll regret you ever did!
Avoid at all costs
Where do I start! I have worked in property for 25 years, I rented a garage from LMC who were more than happy to take my money for 6 months up front and a deposit, amounting to over £1,600. I have never been given access to the garage, no one answers the phone at the office in either Birmingham or London, the MD is elusive and never answers emails, I had to raise a court order for my money. My car was left on the street for 1 month by their workman Matt. It is now on a driveway, they have over £500 deposit which I will never see. Reporting themselves as a 'reputable' company is laughable and I would avoid at all costs if you decide to engage with them on any level, in all my years in property and in particular, property development, i've never come across anything like it. If they can be like this for a simple garage, i would hate to think what they would be like on projects. you've been warned!

Worst mistake of my life hiring LMC, do not hire.
Company took a 50% deposit and required 1/6 the remainder paid each week. They said this was because the project would take 6 weeks. After 2 weeks they had done approximately 2% worth of work by value (I have now had this valued by an expert witness QS).
When I pointed this out they threatened to sue me for the remainder of the money if I didnt pay the second week because "theyd paid contracts and building material". No evidence was ever provided of these contracts/workers/material paid and they didnt even collect the rubble theyd agreed to move Saturday (also dumped additional rubble from another site in my garden).
They constantly say they're a massive company but I cant find any evidence of that.
REPLY: Rachel (or someone claiming to be Rachel) has replied to me saying I stated "incorrect facts" but didnt even bother to specify what was false.
"Rachel" I notice you're in the process of changing your website back to being local to Tunbridge Wells since youre reading this maybe you can clarify are you a large almost national company covering Birmingham, London and South East England or are you a local outfit?

Update Feb 2026. The Financial Ombudsman found in our favour that this was indeed a fraudulent scam. Lloyds has repaid us in full. The same outcome happened for several other victims whose banks have fully refunded them, under the APP anti-fraud programme.
Nightmare Experience
I feel compelled to share our deeply distressing experience with LMC Projects (the trading name for LMC Housing Systems Ltd. Also trading as LM Construction Projects). Hiring this company was one of the worst decisions I have ever made.
The unfinished project was plagued with broken promises and I am now entering court proceedings to recover significant losses. I suggest that anyone considering using them do thorough research.
[I have been contacted by others after sharing my experience on Facebook who have suffered the same fate by these builders. I would welcome hearing from anyone else as well on 07904 803807]
Here is some of the detail:
- I was asked to pay a 50% deposit before work began; something I’ve since learned is never requested by reputable builders.
- After gathering evidence, including confirmation that no building control was ever engaged and reviewing the extremely slow progress, my bank is actively investigating this as fraud. They believe the payment structure was designed to extract funds without the intent to complete the work.
- In four weeks, only a few trenches were dug. An independent expert witness report (which will be used in court) valued the work done at just £2,500. However, we had paid nearly £40,000 before being told the price was doubling; at which point the company walked away and stopped responding to all communication.
- This case has been brought to the attention of Trading Standards and Action Fraud, and our local MP, Munira Wilson, has described it as one of the worst cases of builder fraud she has seen.
- We are not the only victims. Others have reported similar experiences (see "Tube Monkeys" on Facebook for additional accounts).
- LMC always talks about itself as being a big company. The facts speak for themselves though. On Companies House you'll see that they are just a tiny company, trying to sound large and reputable.
So what have I learned? If you still think using LMC is a good idea, I strongly recommend proceeding with extreme caution. Instead of paying an upfront deposit or agreeing to a weekly payment structure, insist on paying only for work that has been completed and verified for quality. If they try to convince you otherwise with emotional appeals, be wary—this was a repeated tactic in my experience and others I’ve spoken to.
In response to the LMC comment: It is interesting to see a company that has gained £150k+ from 3 separate households and left their houses and families in turmoil takes a victim stance...
