Dee was truly amazing

I had a fantastic experience throughout my property transaction, and a huge part of that was thanks to Angela. From start to finish, she was incredibly helpful, responsive, and reassuring during what can often be a stressful process.

Angela kept me informed at every stage, explained everything clearly, and was always on hand to answer any questions I had—no matter how small. Her calm and professional approach really put me at ease and made the whole journey feel much more manageable.

I’m genuinely grateful for her support and wouldn’t hesitate to recommend her to anyone going through a property transaction.

Highly recommend

We have worked along side Kove for a couple of years now carrying out refurbishment works for them on various property types. As a company the staff are friendly, professional and always keen to help.

Great experience

We choose to invest with Kove on multiple properties, mainly BTL but also an SA, with several refurbs going on at the same time, my experience dealing with different contractors and the Kove team has been exceptional, Nasser in particular who looks after the refurb side of things has been open, honest and transparent throughout the whole process. We’ve had a very positive experience with Kove and look to work long into the future.

I invested over £110,000 in a property…

I invested over £110,000 in a property recommended by Kove and, after more than a year, the return has been roughly £3,000.
The property itself cost £65,000 and I spent around £40,000 on renovations. Looking back, I likely would have made more simply placing the money in a Cash ISA over the same period, with far less risk.
If this property had been purchased using a mortgage rather than cash, the interest costs could potentially mean the investment would actually be running at a loss.
The biggest concern for me is that I now feel stuck. Based on current values, selling the property would not allow me to recover the full amount invested.
This has been my personal experience, but I would strongly encourage anyone considering this type of investment to look very carefully at the numbers and risks before committing

We completely understand how, when looking purely at short-term cashflow, the returns can feel underwhelming — particularly in the first year of a serviced accommodation investment, which is often the most challenging period while the property builds traction, reviews, and consistent occupancy.

That said, it’s important to look at the full performance of the investment, not just the short-term income.

Based on the figures for your property:

*Purchase price & refurbishment was approximately £104,950
*The current value is around £119,800 based on recent sold comparables

This represents £14,800 in capital growth, in addition to the £3,000 income generated.

This means the property has delivered a total return of circa £17,800, which is approximately 17% overall since purchase.

In our experience, this is actually a solid and stable performance, particularly when compared over a similar timeframe — and importantly, property is typically evaluated over a longer-term horizon, where both income and capital growth compound more significantly.

It’s also worth noting that with serviced accommodation:
*The first 12 months are often the weakest as listings mature
*Performance typically improves over time with optimisation, pricing strategy, and reviews

On your point around feeling “stuck,” we’d like to reassure you that this isn’t the case. You have several options available, including:

*Refinancing to release capital and improve overall returns through leverage
*Holding for longer-term growth, where the majority of property wealth is typically created
*Or reviewing performance optimisation strategies to increase income

My experience with KOVE has been great

My experience with KOVE has been great, a few people I spoke to especially Katy Lake made sure I do feel at ease during our meetings. Still early stage and it is my first time investing in properties, but my anxiety level has dropped from 10/10 to 3/10. Katy makes sure that I do understand the process which helps me to make informed decisions. So far so good, very happy with the progress.

Just had a follow up call with Natalie (client success manager) at Kove to check in to see how we are getting on with the four properties that were sourced via Kove around a year ago. It was a very valuable call, she is a pleasure to deal with and we’ve got a good plan moving forward to maximise our returns and build out our portfolio in the future.
