Irented through the VRBO site only to find this rental is through a 3rd party iTRIP ST AUGUSTINE and you are not protected by VRBO terms and conditions. We were to arrive the day after Hurricane Milton hit. The St Augustine Police Department posted on social media the night before our arrival: "DO NOT COME TO DOWNTOWN ST AUGUSTINE" with photos of flooded streets and a warning "NO SIGHTSEEING". There were also multiple reports of gas shortages in the area. VRBO said I was entitled to a refund under their policy so I informed the property manager we were not coming. After days of attempting to secure a refund, I discovered this property management company just uses VRBO as an advertising interface and they have their own policies - no refund. I understand a weather event is a hardship for a small business so I offered to split 50/50. No response. I'm sure this is a lovely place to stay, just know you are NOT protected by VRBO at all.

North Fork Hideaway

We rented the North Fork Hideaway in Washougal through iTrip. We requested an early check in for the day of our arrival [10.9.24]. We were granted the early check-in of 1pm instead of 4pm for a $60 fee. When we arrived at the hideaway [1pm] the code we were given didn't work. We tried the code given to us in the email multiple times. While trying the code multiple times, we noticed so many insects above the front door and kitchen window. We decided to call iTrip, and the guy we spoke to didn't know much about the property. He told us he would contact someone who did and have them call us. That call back took about 15 minutes. The guy who called us gave us 3 codes to try and the 4th code finally opened the door. We entered the cabin at 1:33pm and there wasn't any apologies given, no customer service at all, just very dry tones. Once in the cabin we were exhausted from the flight in, but we of course toured the cabin to check that everything was good. The place looked just like photos. We were excited for our getaway from Texas. When walking through the cabin, we killed a few insects and bugs. We didn't think anything of it because we're in a cabin surrounded by trees, of course you may come across a couple of outside crawlers. After touring the cabin we begin to unpack. While unpacking, we killed a few more bugs and insects. They looked like the bugs that were above the front door and kitchen window. Again, we didn't think much of it, this wasn't our first cabin in the woods. As time went on, everytime we entered a room or bathroom there was a couple of the same bugs on the wall or shelf or windowsill. We killed a couple spiders in the master bedroom that were too close to the bed for our liking. It wasn't until we started to cook something for a late lunch that it all became too much. We had to kill a couple of those bugs in the kitchen while cooking and they weren't on the floor. At that point, we looked at each other and said, okay, this isn't normal. Again, this wasn't our first cabin in the woods, it was our third. At that point we contacted iTrip. They asked if we had pictures, it didn't cross our minds to take pictures before killing the spiders & bugs. So we took pictures of the bugs outside above the door and kitchen window to show the type that we were continuing to kill inside the cabin. They offered no solutions and told us basically, we're in a cabin in the woods and those bugs are harmless.
However harmless, even "harmless" pests can still be a nuisance and impact the habitability of a cabin. We'd been in the cabin about 3 hours and the bug issue started to significantly impact our ability to enjoy the vacation rental and it was still daylight outside. We knew the presence of the bugs/insects in the cabin would get worse once the sun went down.
They responded and said, we understand that it's impacting your stay, however we are unable to provide you a refund. If there's anything we can do/provide to ensure your comfort during your stay, do not hesitate to let us know. (Really??)
So, we made the decision to leave. In doing so, we knew we would have to change the entire plan of our getaway. We would lose the groceries we paid for for our 5 day trip [$100]. We would have to find a decent hotel, and we would have to eat out for every meal. iTrip did nothing to help ease the impact of the "harmless" seasonal bugs and insects. And we had to blow through our budget by booking a hotel and eating out for every meal.

DON’T BOOK WITH iTRIP!!!

I booked a trip for our family to St. Augustine Florida through iTrip. There were several hurricane warnings prior to our check in date of Monday 10/7/2024. We decided not to risk driving 9 hours with our two kids and two dogs with such heavy hurricane warnings. We cancelled and requested a refund due to the hurricane. Itrip declined the request and said per policy it only refunds if there are evacuation orders. Tuesday 10/8/24, the entire area gets put under evacuation orders. Itrip informs me they will only refund one night-the date the evacuation order was given.
We were expected to put our family at risk and stay in the path of a hurricane or lose our money. I would never book a property managed by iTrip vacations again. They are totally unreasonable.

This place is terrible

This place is terrible! DO NOT BOOK WITH THEM! They use a bunch of third party people and cannot provide any information. They cancelled me $1200+ reservation just days before my booking leaving me stranded. They claim it was flagged. Okay, cancel. So where is my refund? Why is there no one to provide answers? A recent trip to Charleston

A recent trip to Charleston, South Carolina was completely ruined related to a misrepresentation of the condition of the property. Construction was happening both in the building and on the beach in front of us and this was not reported in the rental listing The construction on the beach was 24 hours a day with loud heavy, moving equipment and construction lights all night long. Construction in the building made it such that my mother could not leave the unit because the elevators were not working And stairs were very difficult for her. The condo was described as luxury and itself was nice, but I never would have spent the money for a beachfront view only to be immersed in a construction site the entire time I was on my beach vacation. The entire trip was approximately $3000 and Itrip refunded me $260. I Would never use this company and highly recommend you stay far away.

Cheap furnishings

Cheap furnishings, hard uncomfortable beds, terrible lighting, no overhead lights just lamps and some of them don’t even fully work, sheer curtains on sliding back door provide little privacy for changing, sheer curtains allow morning light in so forget about sleeping in, bathroom vanity is falling apart and missing knobs, shower head is gross, mini fridge hums all the time and makes it difficult to sleep, host provides very little basic needs for your stay, and when I had to evacuate the location due to major Hurricane Milton they refused to issue a refund for the duration of my stay equaling around $1,500.00 even though Airbnb has a major disruption event policy. These people are heartless crooks and should be completely ashamed of themselves. Money hungry and unconscionable and have absolutely NO business being in the hospitality business. 100 percent do NOT recommend. Negative 5 out of 5 stars.

We book a place at Silver Dunes in Destin, Florida. They grossly misrepresent the condo. It was old and not well maintained. For example, the shower door was broken and it would not slide closed. The little things that you would expect was not there, such as coffee, salt and Pepper. But the worst part of it was we found out that we paid over $1000 too much for four days. So buyer beware! Don’t use a company like this. Find where you would like to stay and book directly with them.

Total disaster!

Total disaster!! Walked in to a place that was FILTHY and had not been cleaned! There were dead bugs on the furniture, spiders all over the ceiling, the beds were not made, there were towels from the previous guests still on the floor, dirty dishes in the sink. The best part is they refused to give me a refund!! I had to have the weight of AirBNB force iTrip vacations to give me one! Turns out they have terrible reviews online and this happens all the time! Stay far far away from any bookings listed as iTrip! Do your research, look at Better Business Bureau, look at Yelp and google reviews. Read the 1 star reviews this is a scam!

Would like to actually give 0 stars, but that's not an option. My family and I had a trip to clearwater plan for october fourth through october eleventh, and after hurricane helene went through.We got in contact with abby from itrip, to ask if we could get a refund due to the severity of damage done to the island in which we were responded with. There are no refunds for Christmas unforeseeable. Events, and since we booked during hurricane season, we would not be eligible for a full refund. Luckily for us, we actually booked our condo through Airbnb and the host Kevin decided to add eye trip as a host of the property as well. So upon receiving Abby's response and Kevin, the host response that we would not get a refund. I went ahead and contacted Airbnb. The Airbnb customer service member was awesome. She knew the extent of the damage. She knew the restrictions to clear water. She knew the utility problems and said, this is not a problem that Kevin, the host should have never hired a third party property management group that overrides Airbnb's policies. So we were refunded in full. I will never book with I trip and will never book with a host named Kevin in Clearwater again. Be careful who you book with. Make sure you read their policies and if you use I trip. Make sure you get Travel Insurance because they are out for The host themselves. And they do not care about your comfortability or your safety.

JUST TO CLARIFY THE RESPONSE TO MY COMPLAINT IS AN ABSOLUTE LIE! THEY DID NOT REFUND MY PAYMENT, AIRBNB REFUNDED MY PAYMENT. BEWARE OF THIS COMPANY. MAKE SURE YOU READ ALL THE FINE PRINT AND
BE VERY CAREFUL.

WORSE UNETHICAL COMPANY STAY AWAY FROM THEM

This is the WORSE UNETHICAL company you can ever work with! They are CHARLOTTE ITRIP absolutely NASTY!!! I was going to list my properties with them and they are not only unprofessional but very abusive verbally, and with your property. Marco comes across as nice friendly and “happy” HE IS NOT! He flips! He entered my property that he did not have permission to access while I was in bed with my door closed!!!

He came into the separate upstairs unit that he had “no permission” to do and opened my bedroom door where he found me undressed in my bed to my surprised!! Who does that???

This is absolutely unacceptable when I told him and his narcissistic wife Mary to cancel the downstairs unit and told them to please not come back to my property without my authorization!!

They broke in and entered the property and went around the back downstairs and damaged my door and exchange locks that did not match my original lock.
Totally unprofessional claimed they had cleaned the downstairs and that they were owed 600 dollars when I found their own hairs in the toilet of an used vacant unit that was NOT EVER cleanned as MARY his wife claims to clean when SHE DOES NOT!!

This people and company are NASTY. If you like more details and pictures of how they damaged my property and their nasty emails, text and voice mails don’t hesitate to contact me I’ll be glad to share.

I have also spoken to other hosts that unfortunately dealt with them and the stories are a nightmare!!! HORRIFIC!!

Stay away from nasty people where you don’t even know who is the real owner husband or wife! Or maid. They do not have profesional photographers either! Don’t trust them. There are many professional companies. BEWARE! STAY AWAY AND HAVE YOUR ATTORNEY READ THEIR UNILATETAL CONTRACTS!!!!!!!!!!!!!!!!!!

Do Not List Your Home with iTrips!

As Property Owners that listed our home with iTrips we were very excited about the potential of the "short term rental" market. Our property manager (local franchisee) was, needless to say, Wildly optimistic about potential returns. Our hopes were to at least cover the mortgage and management fees, and any profits would be icing on the cake. In the six months we had our property listed we made our mortgage ONE TIME! One month was only $200.
Having contacts in the "short-term rental" business, we asked them what they thought. "Poor Management", "Price Adjustments", to which we added "Poor Communication".
To add insult to injury, our home was damaged. When we brought this to the managers attention, at first they accepted responsibility, then shifted blame to "wear and tear", and finally offered to split the repair costs. The damage was clearly NOT "wear and tear" as no other portion of equal age, use, and exposure was damaged. According to our contract, iTrips employs cleaners, maintainers, and inspectors to go through the property each and every time it gets rented. This particular damage was noted by my wife during a visit home (only 2 months into our contract), not by an iTrips employee.
We are glad to be done with iTrips. I regret our ever entering into a business relationship, and I apologize to anyone I might have recommended them to.

From iTrip Boise: We no longer manage this rental. When it was under our management, we tried to work with this homeowner to correct any issues. The home had cracked tile grout in all three bathrooms, which could have been due to the house settling or age of grout. This aging could have advanced due to the home being used as a short-term rental.
The homeowner chose a contractor and had repairs done. At the time, in order to maintain a good relationship, our team offered to split cost with them, but the homeowner demanded we pay 100% of the cost. We could not agree to a compromise.
As professional short-term rental property managers in Southern Idaho since 2019, we strive for the best customer service and feel like we did everything we could for this homeowner client. We encourage others to read reviews on other websites for a more accurate view of the iTrip experience.

DO NOT RENT FROM ITrip (sorry about all caps!)

We walked into our iTrip rental in Sarasota and it smelled like the inside of someone’s shoe. (we were told that was because no one had been there for a month) From dead bugs on the floor to dozens of maggots in the garbage cans to mouse droppings in the cabinets, to broken windows, to a 100% clogged kitchen sink, to caked-in dirt on the vents & window wells to moldy grout to a nonfunctioning rusted out grill, it was awful top to bottom. We immediately wrote w accompanying photos and asked for a refund. The manager offered to move us to a different place, but we would have needed to pay more money, money which we do not have. They did fix the clogged sink after two visits, one by a handyman, then a licensed plumber. They sent a cleaning service, but the place needs a deep cleaning, not just a ‘spray and wipe’ which is what the cleaners informed me that they do. I wish I could show you photos. They sprayed for insects, but that did not completely stop them. We would open a drawer to see scarab beetles running among the flatware or dead inside a pot. We washed our linens and moved the musty stuff to a different closet, but the two area rugs smelled. We were swarmed by mosquitoes and flies in the back yard. They claimed to have had an inspector check this place b4 we arrived. If that is true, their inspectors have no vision or sense of smell.
Do not stay here. Do not rent from iTrip.

We did many things to assist her requests, including sending cleaners out, sending handyman to fix minor issues, sending pest control, offering to have handyman make a couple of repairs while she was there to which she declined, delivered a new grill, and offered to move her to another property, to which she also declined.

Due to all that we continued to do to hopefully make her happy, especially asking if she would like to move to another property, we did not offer additional discounts. She already had a low rate on this property when she came.

As an established short-term rental property management company since 2016, we take guest services seriously and strive to provide a five-star stay. We encourage others to read reviews on other websites for a more accurate view of the iTrip experience. Thank you.

I booked a trip to Clearwater through Vrbo for October. On august 14, my husband had to have emergency surgery for having a piece of metal go through his eyeball and get lodged in the back of his eye. We still do not know if he will regain his vision back. I emailed them August 18, after my husband was finally home from the hospital to either cancel or move our dates further out. The woman, Abby, was extremely rude and unhelpful. She didn’t even acknowledge what happened or even offer some type of compassion. I was 4 days past my cancellation window and 5 days past the date change window. Because of this they refuse to offer me anything. We do not know how many more surgeries he will have or when they will schedule surgery. I’m out $800 now. I’m completely sickened over the lack of professionalism and empathy.

This customer has read and signed the rental agreement, which states there are no cancellations within 60 days of arrival without penalty and cancelation fees. The home was not cleaned during our stay except by me. I reported the issue. We did receive a refund eventually but I had to point out the error more than once. After renting for over $10K, I felt forwarding packages for about $10 postage was a small consideration.

From iTrip Central Lakes of Florida: Upon seeing the error, we apologized and corrected the cleaning fee error. During her stay, we checked on them multiple times to ensure they were doing ok. Never was any mention of issues at the home, and we specifically asked if they needed anything to let us know. The guest requested we not clean the property due to health issues. We also sent back two packages that were mailed to the home to them at their personal home after they had departed. We go way above and beyond for guests and do not feel this represents what we provide to our guests.

Sketch terms

They are listed on VRBO and don't disclose all of their fees. They wanted me to pay a non-refundable pet fee separately, directly to iTrip. Hmmm It seems sketch to me. Why not include it in the fees on VRBO? Because it's not included in the refund should we need to cancel. So, even if you don't stay there you pay the pet fee. I won't be staying at any of their properties.

Yes, some of our property managers ask for the pet fee separately, which is also common on other sites such as Airbnb. This helps to not increase the booking fees these websites charge, as users who book direct with iTrip save more money. In addition, we directly integrate with Vrbo's platform and are an Elite Software Partner for six consecutive years.

No Sympathy or Solutions

My family and I booked property in Clearwater via Vrbo, and on the day of departure, a Microsoft outage happened. Our flight was canceled, and the next available flight was only a week later. Realizing we couldn't make it, I called them to explore our options given the circumstances. Despite knowing it was too late to cancel, I hoped for some understanding.
I was informed that I was not eligible for a refund. When I asked if I could reschedule, I was told that they were fully booked for the entire year. However, upon checking the property's availability afterward, I found it was available in August. They asked if I have a trip insurance, and when I said I didn't have it, the response was, "Here you go." I was shocked by the total lack of sympathy. My family was devastated by the canceled vacation, and instead of assistance, I felt humiliated by their customer support, who also provided false information.
The next day, I sent a message asking to cancel my reservation so the property could become available for someone else and I might get a partial refund. They replied that they are a property management company and do not allow cancellations at this point, with no exceptions. When I asked for other options, they said they wouldn't discuss the matter further. They didn't even bother to spell my name correctly while communicating with me.

iTrip Orlando the worst manager rent house

We rented a house in Orlando with itrip through Vrbo. It has been the worst experience. itrip Orlando is a dishonest company. We rented a house for 30 people with a pool. The check-in process was delayed and annoying, almost 2 hours. The air conditioning filter was very dirty and did not cool comfortably. We rented a grill for $100 during the stay and they delivered it a day later and they charged us an additional $150 for pool maintenance and for damage to the pool skimmer door which we never saw or touched.

From iTrip Orlando: We strive for a great guest experience, and we're sorry this guest's expectations were not met. Our records show this guest checked in on July 4, and the line to the gated community was long and caused traffic. Unfortunately, we cannot control the resort's traffic issues, and the guest was able to check-in with no issues once they arrived at their rental. In addition, the grill was late due to holiday traffic.
Once the grill was delivered, we did not hear from this guest. Our team shows no reports of issues with the HVAC. Had we received these, we would have sent our maintenance tech to the rental, and we will check it for the next guest as well. Regarding the pool: A part for the pool that was not broken before their stay was broken after they checked out. iTrip greatly underdelivered on our house and stiffed us on a refund

Our family booked a home in Crescent Beach, Florida, as we do every summer. We took a gamble booking from a company new to us called iTrip. If you're reading this, I am recommending you use VRBO, AirBnb, or anyone else, even if it means paying a little extra.

The house we booked, called Sunrise Point, was a 4BR/2BA which cost $6,800 for a week. This was perfect for us, especially since one of the bedrooms was a bunk room for our kids. When we checked in, the first thing we noticed was the bunk bedroom had mold/mildew across about 10 feet of the ceiling. We then noticed there were 3 unexplainable square (1 sq ft) holes in the ceiling, covered by return air vent covers. These holes were allowing unconditioned air to leak out into the air conditioned room, causing water to condensate and drip onto the floor and top bunks. It also clearly is what caused the mold/mildew issue.

We continued further into the main floor of the house and found 5 (FIVE) more unexplainable holes in the ceiling that should have been sheetrocked, all covered with air vent covers. These were all leaking out hot unconditioned air (it was 90 degrees outside) into the rest of the living area. We counted 10 different areas throughout the main floor that dripped water consistently from the ceiling. This is as unbelievable and uniquely stupid as it sounds.

My wife is a pediatrician, and upon seeing this bunk room with the mold/mildew, along with the water dripping in 3 different places, and feeling the hot air coming down that would have affected the kids on the top bunk, decided we were not using that room. If this were your family, you would have likely made the same decision. Instead, the kids slept on the floor in our bedrooms. This worked fine, but this was NOT what we paid for.

We called iTrip, and to their credit, their men on the ground were probably as helpful as they could be. Over the course of the next 3 days, they came out twice, once to check the AC unit (which didn't have an air filter, but was clearly working). They brought out towels to put on the ground until they came back days later to tape cut-out tarp to cover the holes. They cleaned off the mold/mildew with spray cleaner. And they all were flabbergasted with these 8 large holes. They said they've never seen anything like it, and apologized for not knowing about it ahead of time.

To make matters worse, this wasn't our only issue. In our bedroom upstairs, there was a portable AC unit, because the condo's AC unit didn't do very well upstairs. (Ironically, it probably would do perfectly fine if not for 8 random holes cut into the sheetrock throughout the house). Well, 2 nights into our stay, the vent from the portable AC unit came detached from the window it was venting out of, around 8PM. We tried to get it back in, as it was attached with duct tape, but it would not stay. We woke up 5 times throughout the night to a vent spraying hot air into our room, fighting against the cold air the unit was producing. It woke my wife and I up 5 times, and our kids up 3 times. It was a terrible night, all because the owner and/or iTrip not doing their job before we checked in. iTrip had a person come out the next day and re-duct-taped the window, which thankfully held through the rest of the week.

We've stayed in no shortage of vacation homes before, and understand things go wrong. But this house was a unique situation, and both the owner and iTrip dropped the ball with us. While we appreciated them showing up to put "band aids" on the immediate situations, this house was not even close to what we paid for.

The management company was aware of all of these issues because we sent detailed info and images to them. We were told by the customer service reps that management would call to discuss a fair refund, which we believed to be no less than $1,000. But days went by and nothing happened, so I kept trying to call but it always went to voicemail. After days of calling with no answer, we did finally get an email out of the blue iTrip was sending us a $100 refund. Still no discussion, and an insultingly low amount. After I continued to try to call and text, they did finally respond via text letting me know they thought $100 was fair and there would be no further reimbursement.

I considered trying to dispute a fraction of the charge with Amex, but I just got off the phone with Amex and they explained that iTrip would likely win any dispute because of their $100 refund. iTrip knows this game well.

iTrip did our family wrong with this house. Instead of calling to apologize, or refunding a truly fair amount, they sent us the smallest refund they could to shut us up. It speaks volumes to their character, and I strongly recommend you work with a more reputable company if possible.

Shame on iTrip. We hope they use the money they owe us to finish sheetrocking Sunrise Point.

I can assure you and anyone looking to book the home, we are taking necessary measures to resolve the unexpected air conditioning ventilation issue. As you noted, we took action immediately to make you and your family more comfortable. Our certified Air Conditioning Technician came out after-hours, and our iTrip employee and contractor worked tirelessly to meet your needs. We were happy to see that the repairs we did worked; we stopped the drip from the vent in the ceiling and closed off any spaces where hot air was allowed to enter so the air handler wouldn't need to work as hard (to counter the 90-degree temperatures outside). We are continually updating and improving the accommodations at the beach house to make it comfortable for future renters!

Stay away from ITRIP rentals!!

Terrible company that I have been fighting weeks to get a refund! Checked into the condo and it wreaked of cigarette and weed smoke so bad that it immediately gave me a headache. Sand covered the couch and beds were dirty and bathrooms covered in hair, even though the cleaning crew had just left. Called customer service and they sent a manager out and even though he himself was a smoker he said it was not livable and agreed to give us a refund. We had to scramble to find last minute accommodations, and have now been waiting over 20 days for a refund! VRBO refunded their portion in 3 days, I believe this company is trying to rip us off as they first said 7-10, then 7-14 days and now no response! Stay far away from any place this company manages!

We do not allow smoking in any of our units, and there are designated outdoor smoking areas. We take cleaning very seriously and strive to correct any errors.

Lack of Transparency

There was an apparent lack of transparency in regards to the beach AND pier being closed. I understand these things are out of their control, however, they did know about these things and did not inform us, nor did they have it in the description for the property. When renting a condo in part for the beach, if it will possibly be closed, that should be stated up front. We contacted iTrip and they refused to offer any sort of refund for the lack of transparency. We would not have booked this place had we known. In addition, we did not think the condo was clean.
