The surveyor, Sean Marshall, who I dealt with, always replied to my emails or calls in a timely manner. Explaining any areas I was unsure about and answering any questions I had in a friendly manner whilst remaining professional. This gave me confidence in the surveyor and ensured I understood the process and the survey report produced.

Sean produced an extremely detailed and thorough building survey for our proposed purchase of a large, period property. His insights were clear and allowed us to focus in on the key areas that mattered. Having spoken to a large number of possible surveyors prior to choosing Irving Associates, I was drawn to Sean by the pre-sale conversation I had with him - It was clear he has extensive and broad experience and a passion for his trade. Despite being extremely busy, he was willing to spend the time answering all my questions. After providing the detailed report, we had a follow up conversation where Sean was able to clarify outstanding points so we could progress our purchase.

I recently instructed Irving Associates to conduct a snagging survey on my property, and I am extremely impressed with the service provided. Sean, the surveyor assigned to my case, demonstrated exceptional professionalism, attention to detail, and thorough knowledge throughout the inspection process. He conducted a comprehensive visual survey of both the internal and external areas of the property, identifying all relevant defects clearly and accurately. The report was exceptionally well-structured, easy to understand, and included clear photographic evidence, which made communicating the findings straightforward and efficient. I booked a level 3 search with Sean and he was very accommodating in getting it booked it asap. I explained this it was a relatively new build that usually wouldn’t require a level 3 but due to some concerns we wanted to go with the 3. Sean very generously admitted that with the property not being that old a full level 3 wouldn’t really be needed so he gave us a small discount.

Once the report came back there was an issue in the loft, we was able to take this back to the homeowners/builders and we discovered that there was multiple MDF boards that should have been uninstalled at build completion but they never did.

Sean took calls from myself a couple months after he had carried out his work to help give me advice on the issue that he found and I was able to take this information to the homeowners.

Without Irving Associates we would not have known about this issue and would have bought the property and who knows when it would have been discovered.

I requested a survey on a commercial property we were looking to invest in and required it fast! Irving Associates went out of their way to ensure a surveyor was arranged within my required timeline, at a cost that suited my budget. When he arrived on site he was professional, incredibly thorough and super friendly. He took his time to explore every possible nook and cranny of the building and issued a report within a few days. He also used a drone to get photos and coverage of the roof. The report was concise, informative and pivotal in our decision to proceed with the purchase. I would highly recommend this company to anyone, and wouldn't hesitate to use them again in the future.

Sean Marshall from Irving Associates completed a very detailed survey for us on a property in Sheffield. We purchased the full, detailed survey as it is an older property.

The report was very clearly set out and not full of jargon, so it was easy to read and set out a couple of problems with the property. Using the findings from the report we were able to get a quote from a roofer for remedial works and then felt confident going ahead with the purchase with a revised purchase price reflecting the cost of works that need to be carried out.
We will move into our new home soon with a clear idea of jobs that need tackling immediately and those that can wait. We also have a good idea of the insurance value of the buildings.
Buying property in the UK can be a daunting task and I’m very glad that we were able to make informed decisions based on the report.
