Mr Rich of GAR Property Consultants Ltd was excellent and VERY prompt to respond to all communication and questions regarding the survey.
The survey report was thorough, accompanied by many photographs backing up the survey findings, and helpful explanations. It was provided within 4 business days.
Although pricier than alternatives, we felt that the money was well spent given the easy communication with Mr Rich and thoroughness of the survey.

Due to a purchase falling through, and because I was impressed with the first survey Graeme carried out for me, I asked him to conduct a further Level 3 survey on a second property. My loyalty was rewarded as I knew it would be. Once again, he produced a very useful document in a short space of time. After looking at a few different surveyors we decided to go with GAR Property Consultants for a level 3 structural survey as we felt most comfortable and reassured by Graeme's professional approach.

Graeme produced an extremely in-depth survey including many reference photos and detailed explanations of every problem. This has allowed us to figure out the order in which we need to do work on the house to get it into a safe state. Undoubtedly we will be referring back to it regularly during the renovation of the house. The survey also flagged quite a few issues that we were unaware of and so we have used the report to begin renegotiation with the vendor.

The quality of assessment and level 3 report is detailed, lengthy but explained clearly.

Detailed RICS Level 3 survey report received from Graeme followed by a 'phone conversation to discuss it. Used the report to start negotiation process with vendor. Deducted ball park costs of works required so as to make an initial offer with clear caveats and this was accepted. Now commissioning specialist inspections flagged as required pre-purchase in the survey report and, once firm quotes for any required works etc. are received, these will be reflected in a final offer. Worth the investment of paying for a detailed survey. Now have Graeme in the contacts list and will refer others needing a good surveyor in the regions he covers to him.

A very professional and thorough survey, resulting in an exceptionally detailed report. Our survey has given us confidence in our home purchase and has given us clear next steps for remedying the issues at the property.

Following my enquiry to Greame Rich I had a quick response and some further information on the property I was purchasing together with constructive advice before committing to the survey. I had a Level 3 survey carried out by Graeme Rich which was detailed with a great number of photos. The photos were also useful to remind us of the layout of the house while sorting what furniture we could take as we are downsizing. The report enabled enquiries to the vendor with request to resolve some items especially those considered safety items. The report will also serve a basis for an ongoing maintenance plan. Graeme made both follow-up email and courtesy phone call to see if we had any queries. I can recommend Graeme to do your survey.
