Terrible service, they are unable or even willing to negotiate a suitable end to a tenancy. My advice is to steer clear of this unprofessional organisation.

I lived in one of their HMO’s for almost 3 years and as the only female, I had to share the place with ex convicts and drug addicts. As my mental health deteriorated, I explained the problems I was having with the men constantly fighting ( with weapons) the police calls because if the antisocial behaviour and the fact that I felt so unsafe but nothing was done about it. I also had to report the constant smell of dope that was being smoked by tenants along with the damp mold on the walls, again, nothing happened. They are the mist unpleasant and unprofessional company I have ever come across. PLEASE PLEASE, if you have a choice, AVOID this estate agents like the plaque, if you don’t, you WILL live to regret it
Review of Freshview Estates (formerly LRS – London Rental Services) ★☆☆☆☆
If I could give them 0 stars, I would — unfortunately I have to put 1 star.
I lived at 11 Kellaway Road SE3 under Freshview (formerly LRS) for almost 8 years. My experience was appalling and unsafe. They regularly placed tenants straight from prison or mental health institutions without any regard for the wellbeing of existing residents. I was raped by one of these tenants. He was convicted and jailed, yet Freshview allowed him to return to the property while I was still living there. Despite begging them to move me somewhere safer, they refused to help.
This neglect is part of a pattern. Another woman tragically died at 40 Castilion Road SE6 after repeatedly asking to be rehoused. Freshview show no duty of care — their only concern is rent money. They cram people into tiny, overpriced HMO rooms, and the only time maintenance issues were dealt with was when I involved the council. As soon as the council was notified, staff turned up immediately — proof that they act only when forced.
Their history of misconduct is well-documented. They appeared on “Can’t Pay? We’ll Take It Away!” when bailiffs entered their offices over unpaid debts, exposing how they mistreat tenants and even withhold deposits. The director, Martin Babad, once manipulated me into vouching for them with the council so they could get planning approval, promising better conditions. Once they got what they wanted, they abandoned me completely. To this day, he still checks my WhatsApp status — highly unprofessional and disturbing. Staff such as Jessica and Anca treated tenants and employees with disrespect, and even their own staff admitted the working environment was toxic.
In summary: Freshview Estates are exploitative, negligent, and unsafe. Their name change from LRS is nothing more than an attempt to bury years of abuse, mismanagement, and dishonesty. I would avoid them like the plague.
How on earth they call this running a business I shall never know. Trying to contact them when you have a problem in your property is an impossibility!.
I have tried calling them on numerous occasions on behalf of my Granddaughter who is renting one of their properties. The phone just rings and rings and eventually times out and you have to keep phoning back.
There is no answerphone service to leave a message (and if you did I very much doubt you would get a call back).
They are so unprofessional I don't know how they are still in business.
So much if you needed to get hold of them in an emergency.

They purchased and extended the house next door to me in South London converting it into an HMO.
They carried out work on shared walls without a party wall agreement and without my consent. They do not look after their properties nor care about the community or neighbours. They are in it for a quick buck and when contacted, either deny any wrong doing or ignore me.
Martin Babad is an arrogant and nasty individual with money as his only driving force. Anca, the Maintenance Manager will avoid remedial work at all cost. Businesses like this should be monitored and regulated much better by the local government.
Freshview Estates purchased property next-door to us to turn into HMO. The builders they employ don't follow the correct procedure and do as they wish, They work the hours they want eg start drilling before 8am and work past 1pm on a Saturday also drilling and banging. They have damaged our property and the adjoining house on the otherside of the building works taking place . Party Wall- Chimney stackes were both knocked down on the party wall making house unsafe which also made our houses unsafe, caused cracks, plaster falling off in adjoining neighbours house. Removed roof and left open to elements for a few weeks so when it rained water came through and ran down neighbours walls. Part of my loft bricks have been removed so there are gaps could see daylight through them, they have covered this on their side with wood when building loft extension. They dug under my foundations when erecting their extension in the garden, which caused the concrete garden wall to come away in places leaving an inch gap and in some places a bit more of a gap. By digging the foundations away made my extension and wall unsafe as they propped this up with a stack of bricks. Contacted owners, MPs, Hmo licencing, surveyor with photos as proof, was told by Martin this would be fixed,the builders tried to fill my foundations with cement and stones and made a botch up job which still has gaps, emailed everyone concerned to say I was not happy, they have now covered this up with the wall from their extension. No one has since got back to me. Martin doesn't care, they just want people's money. Don't use this company they won't sort out your issue. I have loads of photos as proof incase i need to take this further. STAY AWAY FROM THIS COMPANY FOR YOUR OWN SAKE.
Freshview exploits those on universal credit, offering overpriced HMOs (shared accommodations, listed as studios), agree on contract then go back on anything that was agreed once their money is coming in.
Having accepted contract and taken keys only to find that many things promised to myself and other tenants in the property were completely fabricated. Made an immediate query to resolve issues but Freshviews policy seems to be to ignore any requests or complaints or blame their landlords or third parties, they seem to have exhausted their excuses.
Following were things stated as coming with the rental but not included when tenancy was taken:
WiFi
Fridge/Freezer
Microwave
Adequate laundry facilities
Acceptable furniture
The property had no council bins (for 8 'studios), people had resorted to piling rubbish in the front yard, when questioned the response was we are ordering them but yet no bins.
Will be following up complaints with Trading Standards and local council.
