STAY AWAY OF THIS SCAM. ES1 is Solomon investment partners in disguise. We are a group of nearly 100 people who lost our savings to these scammers. We have evidence of fraud on a massive scale from Solomon investment partners .ES1 is trying to pretend their situation is different but it’s not. ES1 is the same company acting under different names but doing the same thing. AVOID AVOID AVOID!

I've lost £90k in deposits through Solomon group and Empire holdings over Wolverhampton and Doncaster development took 4 years and both blamed each other but a complete scam from start to finish, I read all the 5* rating when I joined only to find they were fake years on now I've lost everything so read this and understand the people who are rebranding are the same managers and Directors of the company that lost me £90k

Solomon partners has looted money from many of us, do not invest at all. TBH, anyone who say I'll give you 10% per annum are playing dirty tricks to take your money. They buy lot of fake reviews so do not go as per them, they are all fake.

They are trading under a new name but same directors and property on offer. We lost £40,000 to this company. They have scammed hundreds of people and are flagging reviews as misleading when they post on here.
AVOID AT ALL COSTS.

Please please do not invest with this company. There are well over 300 victims and currently the directors are being invested by PRS and trading standards. Do not invest your monies in this poxy scam.

**Update** the same company in all but name. Same directors, people working there, photos of developments worked on as Solomon investment with empire property. Solomon investments made the promise of legal fees refunded AND interest paid on deposits, AND being able to just change your mind if circumstances change AND fully mortgageable properties through their own finance arm AND that your deposit and reservation fee were protected. All lies. You might notice in the response below they say they ES1 have never worked with Empire, but the people who work there are the exact same liars that worked at SIP. A review below recently mentions Dmitri, yes that’s who went out of their way to keep me on the hook this summer and send me a video of my property. Did he ever follow up?did he respond to my messages after that? No of course not. Solomon owe their investors a lot of money and by all moving to ES1 in name they think that gets them off the hook. The most corrupt people I have ever come across in my life.

ES1 is Solomon Investment Partners under a new name. The photos on their website and in their brochure show developments sold to me with nothing but lies and more lies. Andrew Ward the director of this company phoned me personally to lie to me in the summer. Solomon Investments then declare insolvency and just start up under a different name doing the exact same thing. It might take us a long time to get them for the lies they told to so so many investors but the group is growing. My advice to anyone thinking of investing or those writing the 5 star reviews for sound advice given is DONT do it. They sell whole developments to investors and then mortgages are next to unobtainable as lenders don’t like completely investor led properties. The properties are totally over valued to cove their costs. They will not fulfil their promises of legal fees or interest on deposits. It is the same people

They entice you to buy properties by offering discounts etc, but go back on everything they agree in the contract.

I would avoid buying through them, it's months and months of stress & chasing them to do what they promise their hardworking investors to entice then into buying properties. They also causes me to lose £50k.

Please also note that due to malpractice THEY ARE EXPELLED FROM THE PROPERTY REDRESS SCHEME SO ARE TRADING ILLEGALLY.

I'm writing to save 100s of hardworking individuals/investors a great deal of stress and 10s of thousands of pounds which I and many other investors have already lost or are at risk of losing due to ES1 and its group of scam artists' gross negligence and incompetence.

What went wrong:

- ES1 fraudulently misrepresented the value of a 1 bed unit by over 25% & tried to substantiate this by what appears to be a fraudulent valuation report.

- Caused a loss of over £50k, for myself and many other investors.

- They provide grossly negligent advice for you to invest in property with the aid of mortgage finance when they know that you won't be able to get a mortgage due to the misrepresentation of the price of the property, development being investor led or other factors.

- They work, and refer you to a number of negligent property professionals such as mortgage brokers & solicitors who are likewise negligent, cant arrange a mortgage product and cause investors to lose their hard earned deposits.

I would strongly advise any hardworking professional or entrepreneur to stay clear of ES1 or any 'property investment consultant' such as ES1 and source your property deals independently. It has literally been a year of distress caused by this company and their partner companies, which no hardworking individual should have to suffer. Dealing with them is so draining & frustrating.

I wrote an honest review of ES1 in months ago but they coerced me to take it down with the promise that they will step in and remedy things. They didn't, which only intensifies my frustration.

Selling properties that don't meet the needs of their clients. Too many risks with off plan properties.

Dealt with this company as Solomon Investment Partners. Appalling attitude once they have your money.

I really don’t want sympathy just my money back.

Avoid unless you want to lose your money.

SCAM! Do not mix with these people, there's a chance I might have lost my whole life's savings to these absolute clowns. Stay away!!!

All of other 1 star reviews are entirely accurate and I have had the same terrible experience with Solomon Investment Partners (now basically set-up as a new business - ES1).

Accrued interest on deposited funds not paid as promised (and no chance of recovering this now as the company is headed into liquidation).

But more fundamentally, they mis-sold properties in 2 ways -

(1) It was promised that on completion the properties would be mortgageable (with many developments proving un-mortgageable).

(2) A large number of developments were over-valued so the true value on completion was £30,000 less than purchased for (despite Solomons promising market valuations were higher than purchase prices...)

I have full documentary evidence of the above from many Solomon clients.

DO NOT TRUST THESE PEOPLE WITH YOUR MONEY UNDER ANY CIRCUMSTANCES.

ES1 is only a legal escamotage to rebrand (the previously insolvent) Solomon Investment Partners.

(Do your due diligence and check companies house, the directors are exactly the same)

In my case, they started by promising excellent returns, below market value prices and they were extremely charming at the beginning… Or at least until I paid and legally exchanged contracts.

I started this process in September 2021 with an apartment in Doncaster; the development was supposed be ready in summer 2022, but then it kept getting delayed… for over 15 months.

Once we finally got close to completion, the building was deemed non mortgageable, 5 different brokers and even bridging finance specialists refused lending.

I suddenly got an email in November 2023 saying that Solomon IP stopped trading and became ES1.

This means they are no longer liable to repay any debt they have towards creditors (including investors like us).

And if ES1 goes into any troubles again, they can just rinse and repeat with your hard earned money.

And there’s almost nothing you can legally do about it.

I am myself owed several thousand of pounds and will most certainly have to write them off now!

There are groups you can join on Facebook about this issue, many investors lost TENS of thousands of pounds because of ES1.

How is this company still allowed to trade?

The best thing about ES1 was that they helped me to find a property that suited my budget. They worked hard to find a property in a good location and in my price range. They gave me lots of different options, as well as good advice. I’m really happy with what I bought.

Purchasing my first investment home was a breeze. We're still going through the motions, but everything is going swimmingly. We want to do more of the same in the future.

Brilliant support. Good advice and great communications. Nothing is too much trouble.

We seem to have been scammed.
We have been given notice to end if today (3 hours) to shift from solomons to ES1 who seems to be the same villan by a different name. Suggest using someone else would be a very smart move. It does not appear that deposits are paid into a protected Client account but into an unprotected business account. Very very very peed off

In return for making a reservation to acquire a property, The Portus Group Ltd T/A Solomon Investment Partners ("TPG") agreed to pay me 3% interest per annum on my deposit, the interest being payable monthly. On 23 November 2022 Lisa Cooper, Director, informed me in writing that interest would no longer be payable monthly but would instead be payable on completion together with a 10% uplift due to the change in timing. After completion the debt remains unpaid and Lisa Cooper, Director, informed me that TPG has now ceased trading. The Directors of TPG are Lisa Cooper, Marian Ward and Andrew Michael Ward, who is, I understand, a person with a significant interest in TPG and who is also subject to a Disqualification Undertaking). Properties previously marketed by TPG are now seemingly being marketed by Esolone Ltd (of which Lisa Cooper and Marian Ward are directors and of which Andrew Michael Ward is, I understand, the owner via Solomon Group Holdings Ltd). Do not deal with TPG and I highly recommend you do not deal with Esolone Ltd due to commonality of Directors and owner.
