I have lost almost £150,000 through one property investment with Elliot Group. Grateful that another went through to completion (albeit 18 months late), but I am yet to see a single penny of the 8% assured rental yield. The tenant in the property has paid Elliot Group £8,000 for 12 months rent, yet the group refuse to transfer to me. The contracts are not worth the paper they are written on & in short you will not receive your “guaranteed” rental income even if the property reaches completion. In total, I am almost £160,000 out of pocket not including loss from interest or investing elsewhere.

I kick myself for not doing better due diligence. Please don’t make the same mistake.

The Liverpool City Council should step up and stop this guy. The damage to the reputation of the city is irreparable and as I write this Elliot has applied for planning permission for a £50m waterfront development! Go figure! Do not trust the glossy brochures and fancy sales people.

Am one of the many investors that lost their money in Liverpool's Infinity Project. Am very sorry that these guys can scum investors without any consequence.

I live abroad and had been saving for a flat so that I could move home to Liverpool and have a base for my family in town. Me and my wife invested a large amount of money in the Infinity project. It’s now in administration. This is due to miss-management. At least 20 million pound has disappeared? The rest has been siphoned into other projects that have gone into insolvency. How is this person permitted to operate and sell property. Why hasn’t he been prosecuted. This company is giving Liverpool a bad name and stopping investment from abroad due to his malpractice. There are people from at least 48 countries investing in the infinity project. These people and fellow investors will not come back to Liverpool. He needs to be stopped. Do not invest in his projects or like me and many others you will lose your life savings.

Elliotgroup and their associates (their marketing partner - Experience Invest, their solicitor - Allchurch) are just a bunch of robbers. We invested in this dream project called Infinity Towers, Liverpool and now after 3 years of waiting, we are on the verge of losing over £100,000. All due to the malpractices of these companies. If you are reading this review, I assume you are considering some investment linked to Elliot group. All I would say is search about "Infinity Waters, Liverpool", "Aura, Liverpool". These are the failed projects where investors have been looted.

Also do search company house for Elliot Lawless or director's of Experience Invest, Allchurch and you will see their modus operandi. They are using loopholes in the system by cheating investors with one company, then closing it and opening a new one.

Stay away from these crooks.

A failed off plan development with many promises entered with a security of an agreement and yet still unable to perform. Worst experience as an investor for me.

Just Google about Liverpool Infinity Waters and you’ll realise what Elliott Lawless is up to. One of the largest marquee projects in Liverpool waterfront area and simply became the fallen angel for the prince of embezzlement and administration. This young chap is just an amazing world record breaking dude - entrust your money with him and you’ll never ever see them back

Fails to deliver. Dishonest.

Total crook. Invested 80% into his infinity development, he took all the money and we have no idea where it has gone. He then appointed dodgy administrators to give us 20p back per £1 invested. I expect he is in cahoots with the company trying to buy it out of administration and he expects to start it all over again. It’s unbelievable that people like this can continue to get away with this. He has ripped off so many investors, Aura, the residence, infinity. If you invest with this criminal you are taking on extra undue risk in what is already a risky business. My advice would be to avoid like the plague, the man should be behind bars.

He is a real LAWLESS as same as his name. Keep your money away from him, keep your eyes on what's happening on his projects now. The reality is, I inversed my 5 years hard work salaries but was troubling since 2019 until now. In my opinion, this company or himself, they are good to draw the lies and focus on how let you put your money on their pockets, but they are not focus on real project after that, they will move their focus to create a new trap only.

Search more on the facebook on his projects but not local newspapers, you will find many groups form by the people who is losing money because of him or his company project.

After being convinced by all the glossy literature and salesmanship I ended up buying two apartments from the Elliot group one in Manchester and one in Liverpool. I invested £300000 in both venture and know I have lost everything , after being told that the money will be held with his Solicitors account and would only be realised on completion of certain stages .
Know I find out that not only have I lost all my money but that Elliot actually took money out of this Account to fund other projects that had the same faith . I know find out that he is looking at starting a new developments. I would warn all new investors who might think of buying into any of his developments to think twice. I would not trust this guy as far as I could throw him . Also shame on the government that lets people like him to continue roping people out of their hard earned money.

I am an investor in the now failing Infinity development in Liverpool that is in administration. I have lost £70k of my hard earned savings which were put down as a deposit for a flat that was meant for my young son on his 18th birthday so he’d have something to start out with in life. Funds have been misappropriated, we have been fed lies and still at every juncture in the depths of administration, Elliott and his band of thieves continue to try to scr3w us over. Mr Lawless has already been arrested once and in the coming months is likely to face an avalanche of lawsuits and criminal investigations. Think very carefully about this - is this really someone and something you’d want to invest in? Avoid this man like Covid.

Would never recommend doing business with them. Over promises and under delivers. I am also an “investor” in one of their projects (Infinity). It went into administration and we would be lucky to get back 20%. Buyer Beware!

Elliot Lawless is a crook - I am an Infinity Waters group member - we went off with £29m of our meet net the project is not finished. We are in an Investor Led Buyout Bid. His administrator offered us .20 back in a £1. He has more failed projects.
His other failed project was Aura also in Liverpool. How is he still slowed to trade.

2. Allchurch , Property lawyer suggested by Experience invest, who have run away now and closed down their company

Working Practice/tactics to get your money.

Elliot Group will hire a Big Property sales company with Big office and upfront 5-10% commission to these agents.
They will do everything to sell you these property and will give you at-least 15% discount + 5 to10% per year profit as Rent.

Elliot Group will then use your money to buy land from their own company at a price 3-4 times then the market price.

Elliot group will then also use your money to buy future project assets.

and then they will rely on last pot of money which may come from last sold properties to build a property. So you will be lucky if you get property.

Currently in Infinity Towers, more 20 Millions GBP are unaccounted for and his own other company has put Infinity development in Administration with his own chosen Administrator DRP who are working in his favour and making our(investors) attempt to build this tower

Also Mr Elliot Lawless has been arrested for Corruprtion charges with some liverpool council officer. So investing him in means investing in a crime.

I am not able to provide links to Mr Elliot Lawless's Company House record(links are not allowed in Review), but please search for Elliot lawless you will find 4 different director's record and you will see he has around 48 Companies registered in his name. (these are only registered in UK, there are no records how many he has outside UK)

Please search for all above companies and their directors in Company House, they normally shutdown one company and start a new one.

Invested in Infinty waters Liverpool and paid 80% of the total cost.
The project is in administration status at the present.
Do not deal with this group .

Invested over 100K into Elliots Infinity Waters, in Liverpool. The project was marketed extremely well to
Encourage investors. However He used investors funds to buy into other future projects, hide in offshore companies, a lot of money unaccounted for and then after his arrest for bribery on Liverpool Council members in 2019 project was put into administration, where he complicated things further and pushed investors in every way possible to accept 25p to the £1. He chose his own administrators who strictly acted in his favour and not for investors.

He is not a genuine person or property developer. Total criminal.

NEVER invest with this group or any of their affiliates, Experience Invest, Seel street, Epic, Opto.

False guarenteed income promises as payments have stopped since Q3 2019 last year and now the are using Covid as an excuse.

Please google their history well before you make any decisions and throw away your hard earned income.
