Gemma at Cunningtons

I’d like to take this opportunity to thank Gemma Hopkins and her team for the 5* service we’ve received. Gemma has been instrumental in helping us buy and sell but has been particularly helpful in the selling of the latest property. It was in difficult and emotional circumstances that Gemma got us through to the end. She dealt with any questions we had and was prompt with our buyers too. I’d highly recommend Gemma and Cunningtons.

Worst experience in a long time

Unprofessional and lack of knowledge, I used Cunningtons LLP as my solicitors when purchasing a house in Essex a few months ago.

From start to finish the whole process was nothing but a nightmare with a solicitor who didn't seem to know half of the things she was talking about, being rude and discriminating and seemed to be overall lazy.

Not enough explanation about certain topics and majority of the time I felt like I was doing her job. When speaking to her manager asking for a face 2 face meeting for constructive feedback I heard nothing back. Then emailed and tried calling the Managing Director on several occasions and no follow up or response at all.

I was then told by the solicitor's manager that I should fill in a complaint form which I have done as well and also tried getting in contact with the representatives listed on that form and still no reply at all.

They don't seem to care about their customers at all. I wouldn't recommend this company to anyone looking to sell or purchase a house.

Excellent support

Excellent support. Our solicitor, Gemma Hopkins, ensured that actions were always with the other party. It wasn’t a straightforward chain and cunningtons insured everything progressed to completion.

Sadly uncommunicative and unhelpful

When I was getting a quote the team seemed super helpful, but from that point it unfortunately changed to a lack of communication, general unhelpfulness, and a manner which often felt quite rude/abrasive.

I had a particularly difficult purchase, due to an issue which my solicitor noticed but did not flag with me until a month later, and then seemed entirely unwilling to help with possible solutions. Throughout the process it was incredibly hard to get any communication from them, with multiple emails that did not get a response, and multiple requests for callbacks which never happened. It took over a month to get some very basic information, which I was able to get from the council myself in less than a day.

Overall my experience with Cunningtons made an already very stressful time, even more stressful.

EDIT: I can see the response to my review below, which is inaccurate. I am looking back through the threads and there are multiple emails where I did not receive a reply until I chased a response – the worst was when I sent emails on the 2nd and 20th of January, with no response to either, then chased again on the 4th February, at which point I finally got a reply (with no acknowledgment that it was very late). There were also occasions where some questions in emails went unanswered, and there were at least two times where I left voicemails requesting a call back which never came (in another email I also asked that we discuss things over the phone, a request which wasn't even acknowledged).

In terms of the issue I referred to, it was not explained as soon as it became apparent – I was told about it in mid-November, but it was first discovered in mid-October and I was not informed at all at that point.

It's very disappointing that Cunningtons aren't acknowledging their faults in this situation and are instead choosing to entirely misrepresent the service they delivered.

Awful at communication and causing great distress

My partner and I found our dream house which we submitted an offer for at the beginning on November. This is a chain free purchase and the property is vacant. Sarah King at Cunningtons is representing the seller and has been failing to respond to our solicitor who is continuously chasing for an update in regards to the probate application. We’ve been told it was made, then that it’s not. It’s caused us a lot of distress and to not even communicate or keep us/ our solicitor informed (even to say an application has or hasn’t been made) is unethical and totally unprofessional. Our mortgage offer soon runs out and she is aware of this. Please have some common decency and at least provide our solicitor with the basic answers we need.

Update to review: my partner and I have been nothing but considerate in respect of the clients family and have passed on our condolences several times. We were told by the estate agent that the family wanted to move quickly. Our issue is not that probate can take a long time and we appreciate the sensitivities around this; the reason for my negative review (whether I’m a client or not that is irrelevant as I’ve still had a negative experience with this firm and so have the right to give my review) the lack of communication and inconsistent information we have received from yourselves to our solicitor. Whilst we spare thoughts to the sellers family; we ask that you as a firm consider ALL parties and the importance of communication. This has caused us a great deal of stress and upset. Our solicitor has had to continuously chase Cunningtons and as per your advice.. they have already been fantastic at advising us on extending our mortgage offer. We have also been told on numerous occasions by our estate agent that they have been unable to reach you. It’s a shame that it’s taken this review to finally get a response from this firm after months of being ignored.

Further response: I have no reason to waste my time in providing anything but a truthful experience. I hope this review and its goading responses helps people in making their decision on whether or not to use this firm.

You are not our client and we have had no direct contact with you. Your inaccurate review is therefore hearsay, as it is based on feedback (or perhaps a lack of feedback) from your own solicitor. Your solicitor has been kept up to date at all times.

You are clearly extremely angry and upset that our client passed away during the course of the sale of their property to you. Sadly people do die and when this happens, a grant of representation is needed to legally deal with any real property that they own.

A probate application is not instant, and we have to wait for third parties (such as the Probate Registry and HMRC). In this instance, a grant of representation was applied for at the earliest opportunity and has been expedited, and your solicitor has been advised of this. If you did not approach your proposed lender with a view to extending your mortgage offer when your solicitor was advised of matters, we do suggest that you do so now, just in case there is a delay in issuing the grant, which does happen sometimes and which is outside of our control.

Please also kindly spare a thought for our client’s family, who have had to deal with the death of a loved one and are working with us as quickly as they can to get you and your partner into your dream home.

We are not going to debate this in a public forum. We are sorry you feel the way that you do, but it is not really an accurate reflection of matters, is it now?

In your particular matter, following our client's tragic passing, those matters we have control over have been dealt with exceptionally quickly indeed and when there have been developments, your solicitor has been updated accordingly. We are sorry if you feel that those updates are not frequent enough to meet your personal expectations, but this is not the same as suggesting that this firm does not provide a good service to its clients.

The vast number of positive reviews we receive is testament to the service that this firm provides to its clients.

Great Company

My solicitor was Kate Hunt and she handled the entire process in a friendly and professional manor. I had multiple set backs during the buying and selling process but she was supportive and informative throughout. This is my second time using Cunningtons and I will be using them in future.

Sale And Purchase With Cunningtons

What started as a straightforward and small chain, became a long, drawn out and complex process. However, Cunningtons were a fantastic team who supported us through every stage of the process. Despite the numerous times, I contacted them by telephone, there was always someone to speak to who was fully up to date with the case and were all very friendly, professional and helpful. We would have never completed our sale and purchase in time without their work and effort and were incredibly grateful and thankful for it.

A Creditable Performance under difficulty

On the whole Cunnington's performed well in coping with a somewhat protracted conveyancing process. They showed considerable diligence in interacting and dealing with much poorer performing conveyancing solicitors.

This company advertises conveyancing of only 8 weeks if the property is freehold, it has now been 8MONTHS and still not sorted, !!!
