Spammers and Scammers
Received an unsolicited email and called Corporate Commercial Surveyors / Rating Bureau to verify who the sender was.
They didn't know her and couldn't track her down allegedly - but staff in the Bromsgrove office who took the call were noticeably uncomfortable and didn't like being challenged, which is a bit of a giveaway and red flag.
What made me laugh most was that the email said "you're being overcharged - evidence shows your business rates are wrong and you're paying 46% more than other businesses in your area".
I wonder what evidence they had? - given I do not have commercial property. LOL.
AVOID.
UPDATED 15/10/26 in response to reply:
My account of events is factually correct, and supported by recorded calls with 'A' and 'C' (they know who they are).
I laughed when I read your 'defence' of why you knowingly send untargeted blanket spammy emails.
As a self-proclaimed 'professional organisation' it's likely that if you can't analyse and assess this basic contact data and are prepared to waste people's time by sending it to incorrect recipients then it rings alarm bells for your rates assessment capability and customer service - as others have testified here. It also shows that you're pretty desperate for business. Now even more reason to AVOID.

DO NOT USE THIS COMPANY (SCAM)
DO NOT USE THIS COMPANY (SCAM)
They will tell you that you have the strongest case going for the claim, invoice you for payment upfront, we paid £2,000 up front telling us that we would receive a £10,000 rebate a few months later. After you have made the first payment, you receive a second invoice straight away advising that this is for the following year but to be paid upfront. Luckily we refused to pay until we had received the first rebate as promised. Company went quiet on us, chased up 3-4 months later and they advised our case was no longer active. There was no communication regarding this. We were told there is nothing that we can do to get our money back.
Absolutely terrible company
Absolutely terrible company - do not trust these people - when they meet you face to face they avoid telling you there is another payment to make which will double your costs - they also do not point this out in the contract - they assured me £10K back - there final report was full of mistakes - go to the VAO yourself they are very helpful - do not under any circumstances give these crooks any money
Challenging a business rates hike
My business has been dealing with CCS over the last year with an appeal against a hike in business rates. During the process they have been very professional, offering clear regular communication on updates with the challenge. They have given me the confidence our busienss has needed that we have a high likelihood to win our case and receive a Several thousand pound rebate on rates paid. We hope the receive this rebate in the coming weeks.
I would highly recommend CCS to anyone looking the challenge a rates hike on their business property.
Thank you for your help.

**Look beyond the headline Trustpilot score before signing anything**
**Look beyond the headline Trustpilot score before signing anything**
I nearly instructed Corporate Commercial Surveyors (CCS) regarding my business rates. I did not sign their agreement or pay them because, after reading the terms and investigating the company, I became seriously concerned about what I found.
When I questioned terms in the agreement and asked whether they could be changed, CCS told me:
“we don’t make amendments on our terms of engagement”.
That prompted me to investigate further.
One thing I would strongly recommend is that prospective customers do not simply look at the overall Trustpilot score. Read the reviews chronologically and look at WHAT the positive and negative reviewers are actually describing.
I noticed conspicuous clusters of positive reviews around particular dates. More importantly, a number of the positive reviews praise the initial contact, registration, helpful staff or being guided through the process — sometimes before any rate reduction has actually been achieved.
For example, there are multiple 5-star reviews around 29–30 January 2026. One praises the service “from the initial first contact to assistance with registering”. Another thanks the team for helping START a Business Rates Challenge.
There is another substantial concentration of positive reviews around July/August 2026.
Then on 9–10 September 2026 there are several more 5-star reviews close together. One reviewer actually states that they STILL HAVE NOT HAD THE RATE REDUCTION but nevertheless gives five stars because they had a promising conversation and felt assured it would happen.
I am not alleging that positive reviews are fake. I have no evidence that they are. But I think prospective customers should distinguish between reviews from people praising a pleasant sign-up/registration experience and reviews from businesses that can demonstrate an actual financial result after the entire process has concluded.
Then read the 1-star reviews.
What concerns me most is a recurring allegation from different businesses: customers say they believed they could decide whether to proceed, attempted to cancel at an early stage, and were nevertheless pursued for substantial fees — in some accounts effectively the full fee — despite saying that little or no substantive work had been completed.
One reviewer says that after deciding not to proceed following the initial survey, CCS nevertheless invoiced them for the full fees and the matter ultimately went through enforcement and court proceedings.
Another says they cancelled after researching the company but were then told the amount remained payable.
Another says that no appeal had been submitted, only an initial Check had taken place, there were apparently no grounds for a reduction, yet invoices continued to be issued.
These are allegations made by those reviewers and CCS disputes allegations made against it. But prospective customers can read the reviews themselves and decide whether the repeated similarity of the complaints concerns them.
There is another fact people should know.
Companies House shows that Corporate Commercial Surveyors Limited and Hampton Lovett Consultant Surveyors Limited have the same director and 75%+ controlling shareholder.
Hampton Lovett was incorporated on 27 March 2017.
Corporate Commercial Surveyors was incorporated the following day, 28 March 2017.
CCS's own Companies House filing history also records a former registered office as:
“C/O Hampton Lovett Consultant Surveyors Ltd”.
I would therefore strongly suggest researching the reviews and history of BOTH companies before signing anything.
My concern is not whether the salesperson who visits you is friendly or whether somebody helps you register on a website. The important questions are:
What exactly are you committing yourself to when you sign?
At what point does the entire fee become payable?
What happens if you change your mind immediately afterwards?
What substantive work must CCS actually complete before it can demand payment?
And what happens if no reduction is ultimately achievable?
Read the agreement carefully before signing it. Do not rely solely on what you believe was explained verbally. Read the 1-star reviews in detail, not merely the headline Trustpilot score, and research the connection with Hampton Lovett.
I am extremely glad I did this before entering into the agreement.
AVOID!!!!
AVOID!!!!! I would NOT recommend Corporate Commercial Surveyors (CCS) based on my experience.
My company engaged CCS in relation to a Business Rates challenge. Unfortunately, I have been extremely dissatisfied with both the handling of the case and the way my subsequent complaint has been dealt with.
During the process, I discovered incorrect property details relating to a property in Rochdale within the formal VOA challenge for my business, an incorrect relevant rent date, and correspondence addressed to a completely different company.
I also had serious concerns about the financial benefit of the service. Based on the figures involved, even if the challenge submitted to the VOA had been successful, once CCS's fee and commission were taken into account, my business would actually have been financially worse off. This was certainly not the outcome I understood I was potentially signing up for when the anticipated savings were originally presented to me.
I submitted a formal written complaint to CCS on 7 August 2026. Despite providing clear deadlines for a substantive response and subsequently chasing the matter, those deadlines have been missed and, at the time of writing, I am still awaiting satisfactory answers to the key issues raised.
Based on my experience, I would strongly encourage any business considering CCS to carefully check the terms of engagement, particularly the fees and commission payable against the actual potential saving, and to request copies of everything submitted to the VOA on its behalf.
For me, the errors I discovered, the economics of the proposed saving once fees and commission were factored in, and the repeated missed complaint deadlines have resulted in a complete loss of confidence in the service. Honestly, just easier all round to avoid this company!
good company
Truly dreadful - Avoid!!!!
Truly dreadful - a complete scam.
Do not go near them. As many other reviewers, we had a terrible experience with CCS.
After initial claims that they could reduce our business rates and paying them large sums to do so, they went silent.
Months later, they've made up a fee that we owe them. They could not tell us what the fee was for, just that it was owed and it was signed for, but cannot provide any proof of this or documents to back this up.
They've now involved bailiffs to extort even more money, and we have zero results from them. Complete and utter scam artists. DO NOT USE
CCS have provided the service we required.
CCS have provided the service we contracted them to do. Something others in this industry fail you do.
I believe that they worked on our behalf as best they could based on the timescales of the VOA.
Staff remained both courteous and professional in their contact with us.

Thank you to Louise Daffin
A particular thank you to Louise but equally everyone in the team is helpful. They make the whole process straight forward and guide you through completing information on the gov.uk website. We did have to wait a long time for any response from the council but CCS did regularly update me even if there was still no news. Its great to have CCS fight your corner for fairness. I can't fault there service.

Fantastic overall experience
Fantastic overall experience, would like to personally highlight the great customer service received by Charles. The wealth of knowledge was incredible, especially if you're like myself and are so unaware of how much is being overpaid. Would recommend to anyone looking into the rateable value of their property.
