I received excellent support from Banardo with my tenancy documents and covering letter. They were incredibly patient, took the time to ensure every detail was perfect, and made the whole process less stressful. I really appreciate the extra effort and highly recommend his help.

I booked a viewing through Circadia living for two properties. On arrival we were greeted by Marnie who was just amazing, I needed to find somewhere quickly and she was so helpful allowing us to view loads of different rooms in one day. She worked super hard over the weekend to ensure I would be able to move in for Monday when I started work. I am due to collect the keys today.

Marnie and Bernardo were very helpful in sorting my onboarding process, troubleshooting issues, and helping me move out. The house was the biggest highlight, though. It is beautifully designed inside and out, and all the furniture that came with the rent was lovely. Would recommend renting a property with them.

Does answer emails ignore poor property maintenance. Lawful company avoid!

Marnie was incredibly helpful and responsive in assisting me to secure a flat. I was very grateful for her guidance as I was in the States trying to remotely find the right flat in a foreign country and then complete all the paperwork. Marnie answered my many questions over the weeks, and made herself available despite the significant time difference.

Was completely unresponsive during the move out process and refused to return my deposit without giving any reason. Took them literally months to reply to messages and did not pick up phone calls during weekday working hours. The previous people who performed the onboarding process for me (who really knew what they were doing) were gone by that point.

Marnie helped me with the onboarding process it was super quick and easy to do. Marnie was very helpful and gave me advice on which properties were best for what I was looking for! Highly recommend babouris!

It seems Babouris could do with some changes on how they manage issues and tenant concerns.
I was presented with an unsuitable mattress (as seen with stains below) then when asking for replacement I was told this was not possible and so I was forced to settle for a mattress protector.

Then another agent presented the option to swap for a new mattress which sounded great (after 14 days).
I was sent an older thinner mattress with a big hole in it (as seen below).
After contacting Alex and the team it seemed they were aware of this hole’s positioning even though I never mentioned where it was.

And so I was told I could leave by the next day noon (on a working day)
And so I thought that if the company was not able to deal with a small issue like this I wasn’t going to stick around if something serious happened.

This is purely and utterly facts and I present no dislike to the company but just hope that this review maybe opens some eyes to be more customer focused as at the end of the day the one and only purpose of an estate agency is to make sure your tenants are happy to pay for their stay :)

So in hindsight, I would not recommend this agency to people looking for a place to stay.

Babouris provided an excellent service including helping advise me get property to HMO standard and then managing property. Marnie was always helpful and professional throughout.

Had a lovely stay for a good 6 months at 361 Milton Road.From the moment I had a virtual viewing of the room whilst back in London.The room was ideal and just what I needed within close proximity to my new job.Shout out to Marnie Baille as every thing has been seemless during my whole stay.We had problems with appliances but that was quickly resolved and replaced efficiently.Would recommend any day!

Marnie has been very responsive and helpful from the beginning. She coordinated the entire process and made it very smooth. I would certainly recommend working with her and renting from her!

The company response is fast and reliable. Everything i needed to know was communicated to me on time. I managed to upload all requirements online which is quick and easy on vouch. Marnie was able to change my move in date to an earlier date and this was very helpful. Even now in the house any maintenance issue is attended to promptly within a reasonable timeframe. Every one i spoke to at Babouris are polite kind and professional at there work and will definitely recommend them 10/10.
